TERMS OF SERVICE

Affitto.it gives the possibility to its users to list their ads, to offer and search properties for sale and rental. The publication of the ads on our web site takes place automatically with the listing.

Sending on line the form for the listing of the ads constitutes the explicit authorization given by the sender to the Web Master of Affitto.it to publish the personal information insert on the website itself.

• The ads can be sent only trough the forms.
• The ads will stay on the website for a period depending on the section in which they are listed: homes for sale � 180 days (about 6 months); homes for rent � 120 days (about 4 months); roommate � 60 days (about 2 months); holiday 365 days (1 year); search of home for rent � 60 days (about 2 months); search of home for buy � 90 days (about 3 months). After these periods the ads are not immediately deleted, but for 10 days after the expiry date they will still be visible and they can be renewed by choosing the option "Renew your Ad". After the last period of 10 days, if not renewed they will be deleted.
  Affitto.it can delete an ad before the expiration date at its sole discretion.
• The ads can be deleted at any time by the user, by entering the section "my Ads".
• Double ads or too generic ads will be removed without any prior notice.
• The sender assumes all responsibility for the accuracy and content of his ads.
• All personal information supplied will be treated according to the law and will be used exclusively by Affitto.it, they will not be revealed to third parties nor used for commercial purposes. For those who want more information, see the section: Are you worried about your Privacy? Even us.
• For any problem related with the site use, please see the section General FAQs or contact us by using the section "Contact us".
• Abuses can be reported to the web site administrator by clicking onto the "Report abuse" link in the detailed Ad form.

Affitto.it provides to private users and real estate agents free services (Basic) in addition to services to be paid.

The Free mode allows users to list an unlimited number of "Basic Ads" and to be contacted only through "messages", which will be automatically sent to the user area (in the "Messages Area"). Free mode does NOT allow to be contacted directly by email or by phone. In the results of the query, Basic Ads only appear after Pro Ads, regardless of the timing of listing. Pro Ads can be contacted by message, e-mail or phone, depending on the chosen options.

Both Basic and Pro Ads for which hasn't been activated the function "Use my personal e-mail box to get the contact for my Ads", when are contacted through the button "Contact the subscriber" will receive a message in the "Message Area" into the "User Area" (and not directly to the personal e-mail box of the subscriber). Every subscriber is informed by e-mail when a message is sent to his "Message Area" unless this function is deactivated by the subscriber himself.

When a message received in the "Message Area" of Affitto.it remains unread for 10 days, the Ad to whom the message was referred (both Basic or PRO) will be placed off-line.

By listing an ad (Basic or PRO) it is possible to include telephone number, web site, Skype contact or information how to reach the property, only in the proper fields of the form. The Ads containing these information outside the above mentioned fields will be removed.

The fields containing the telephone number, web site, Skype contact and information how to reach the property will not be automatically displayed by the Basic Ads, but they can be unlocked and seen by purchasing the service. Both Estate Agents and Private Users can activate the service "Unlock the Basic Ads" to unlock all the Ads listed on the web site for the purchased period.

The PRO Ads display the following information: telephone number, information how to reach the property, but only if the service has been purchased by the subscriber.

Listing order of the Ads.
The queries made in every particular cities and section (homes for sale, homes for rent, roommate, holiday) generate a list of Ads in this order: in the firts 10 positions of the first page, are listed the Ads with the function "Window", followed by the Pro Ads and the basic Ads accordingly to the listing time.

Renew your Ad
All the Ads can be renewed starting from the first day after their expiration and within then days after their expiration by clicking on the button "Renew your Ad". The subscriber will be informed by e-mail of the expiration time. In order to renew an Ad the subscriber must go to his "User Areal", section "My Ads" and click the button "Renew your Ad". By renewing the Ad also the listing date will be renewed. The Pro Ads can be renewed but they will be listed as Basic Ads, unless they're re-transformed into Pro Ad by purchasing the service.

The Estate Agents can purchase the service: "PRO Subscription for Estate Agents", which allows to change automatically all the Basic Ads already listed in PRO Ads and list an unlimited number of PRO Ads. On these Pro Ads the "Bold" function will not be activated, but it will be possible to buy it for any single Ad.

With the PRO subscription for Estate Agents is possible to choose weather receive the contacts in the "Message Area" of Affitto.it or directly to the personal e-mail.

With the PRO Subscription for Estate Agents will be activated the function "Send Offers" which permits to send by e-mail to the clients a list of offers among the listed Ads.

The real Estate Agents can purchase the product: "FULL Subscription for Agencies allows to combine the advantages of a PRO subscription with those deriving from "Unlock basic ads" service. All basic ads entered will be turned into Pro Ads, and it will be possible to include an unlimited number of pro ads. Pro Ads won't be "bold" , but it will be possible to buy the bold function for every single ad.
PRO Subscription for Agencies gives users the possibility to receive messages either in the relevant "message area" or in their e-mail box.
PRO Subscription for Agencies includes the useful "Send Proposals" Service, that gives users the possibility to send clients a list of estate proposals via e-mail.

The Private users can purchase the service: "PRO Subscription for Private Users", which allows to automatically change all the Basic Ads already listed in PRO Ads and list an unlimited number of PRO Ads. On these Pro Ads the "Bold" function will not be activated, but it will be possible to buy it for any single Ad.

With the PRO subscription for Private Users is possible to choose weather receive the contacts in the "Message Area" of Affitto.it or directly to the personal e-mail.

The PRO Subscription for Private Users is not purchasable by Estate Agents and/or by whom require a payment for the real estate brokerage or for the service supplied.

Private Users and Estate Agents can unlock all the information not immediately visible in the Basic Ads: telephone number, web site, Skype contact or information how to reach the property. The Basic Ads not displaying the button "show the telephone number" does not contain the telephone number.

By unlocking a Basic Ad there is no guarantee that this contains: web site, Skype contact or information how to reach the property. It's possible to unlock "Single Ads" by charging his own credit, or buying the service: "Unlock Basic Ads" which permit to unlock for a maximum of 30 days all the Basic Ads already listed and which will be listed in the web site for all the duration of the period purchased.

GENERAL CONDITIONS FOR THE SUPPLY OF THE INTERNET SERVICES ON AFFITTO.IT

1. Object: the following General Conditions rule the contract of activation and supply of the services offered and supplied by MIA Srl to its clients.
2. The consumer may exercise the right of withdrawal within 10 days after the conclusion of the contract by sending to the address of MIA Srl the notification of withdrawal by registered letter with acknowledgment of receipt. In this case MIA Srl will reimburse the sums paid by the customer within 30 days from the place of knowledge of the communication. MIA SRL reserves the right not to execute the service by giving information to the customer within 30 days from the receipt of the request of the service and will refund within the same period, the price eventually paid by the user.
3. Ownership of software services: all the software tools for the use of the services are owned by MIA SRL.
4. Technical characteristics and mode of services rendered, interruption or suspension of the service: MIA Srl undertakes to give continuity and keep the efficiency of the supplied services 24 hours a day, every day of the year reserving only a "service suspension" for routine maintenance. The users will be informed of the "service suspension" within an advance of 48 hours, trough a communication published on Affitto.it. In this case MIA Srl shall contain as quickly as possible outages and / or malfunction of the service. MIA SRL is not liable for delays, malfunctions and / or interruptions in the supply of services stemming from the use of telephone lines, electricity and national and global networks, such as failures, overloads, interruptions etc. as well as cases of force majeure events not covered, unpredictable and dependent on natural facts or any third party, such as, but not limited to, natural disasters, lightning, fires, explosions.
5. Prohibition of assignment of contract: it is expressly excluded the possibility to assign this contract to third parties, whether free or not, temporarily or permanently, without the written consent of MIA SRL
6. Cancellation of the contract: in all cases of breach of obligations, as well as in the case of non-payment of the agreed fees, MIA SRL has the right to terminate this contract without being required to refund the amounts already paid in advance by the user, as for the amounts and / or services not yet enjoyed, subject in any event, any action to redress and compensation for the recovery of further damages.
7. Communications: All communications referring to the contract will be sent to the headquarters of MIA SRL. Are permitted, unless expressly required other forms, communications through the use of e-mail, fax and website of MIA SRL.
8. Obligation to print the contract: in relation to the case of the distance-contract, you must print or save on a computer support this contract with all its parts.
9. Registration of the contract, taxes and fees: any tax or charge relating to the contract is intended at the user's cost.
10. The contract between the Client and MIA SRL is intended to be concluded in San Marino and regulated by the Law of the Republic of San Marino. For the settlement of civil and criminal proceedings which may arise from the conclusion of this contract of sale at distance, the jurisdiction shall be solely that of the Court of the Republic of San Marino.
